This is our smallest rental at 10’ x 60’ and it holds a special spot in our personal history, 35 years ago my husband and myself painted the walls yellow, hung shelves and opened a video store in this very place. From these modest roots, we grew our business to 4 stores and a movie theater. Maybe you want to launch and grow a business too. Maybe you want to turn a hobby into something more, or maybe you have a creative project to share with the world. Since 1985, this location has been a video store, a bookstore, an alterations shop, a tux rental store, and an office space.

The last tenant installed a semi permanent wall for an office, which could easily be removed. We recognize the importance of removing walls, making modifications and customizing the unit. Once a contract is in place, you are welcome to make those necessary changes with our approval. If you want to do the work yourself, there is a hardware store a mere 30 ft away for paint or other supplies! If you cannot afford to make the necessary changes or you aren’t really into DIY, we can help. We can, with our team of professionals, facilitate the remodel. You could then pay these costs as one up-front charge, or we could amortized the cost and add it to your base rent.

It is one block from our historic post office and one and a half blocks from a UPS and FedEx pick up location which is great if you have to mail your product. Within walking distance there are 5 great restaurants, including our favorite, Smitty’s, which is rated in the top ten of small restaurants in Kansas!
